Considerations for Homeowner's When Re-Roofing

When Re-Roofing Your Home, Consider the Complete Roof System and Not Just the Shingles



When re-roofing you home be sure to research your roof replacement and roof system options.



Beyond protecting the inside of your home, a new roof properly installed on your home with proper ventilation can last a long time if done correctly. A new roof can also increase curb appeal and increase the value of your home.



Some considerations before re-roofing:



Hiring the Right Roofing Contractor is Critical



Choosing the best roofing contractor isn't as simple as one may think at first glance. Does the roofing contractor have proper Licensing, WCB, BBB, Liability Insurance, and have any third party affiliations for compliance, who are their clients, what is their workmanship guarantee and so on?

Does the roofing contractor look at a re-roof as a complete roof system or simply just re-installing shingles. This is very important for long term performance. A properly vented roof will last up to twice as long as an improperly vented attic space for instance.



Roofing Material Choices



The last ten years has seen an influx of options. Options for re-roofing are not just varied in terms of material but also each material category now has many options. This can become confusing and your reliance on a reputable and skilled roofing contractor will be paramount in this process.



Re-roofing materials include: 



- Roof shingles made from asphalt, rubberized, fiberglass,and organic materials in the form of 3 tab, T Lock, Architectural, and more.



- Metal roof panels and metal shingles that can be interlocking style shingles, locking long panels, standing seam, steel shingles, coated steel, and more.



- Rubber shingles that are either rubber or SBS modified shingles or recycled rubber shingles.



- Concrete or clay roofing tiles which can be imitated or true clay or concrete roof tile. Metal shingles are now available that look like concrete or clay roof tiles. Even asphalt shingles are being made to look like slate, clay tile, and metal.



- Slate roofing is available in a real quarried slate form or pre-packaged slate such as TRU-Slate from GAF. Also available are shingles, clay and concrete tile, rubber, and metal roofs to look like slate or have a slate profile.



- Wood shingles are available in either a pine or cedar form and they are available in various grades and thicknesses.



Proper Attic Ventilation Becomes Critical



Proper attic ventilation allows for a continuous flow of fresh air to run through the attic. Proper air flow will protect the insulation's efficiency will assist in lowering the temperature below in your home.



Proper roof ventilation is a balance between air intake which occurs at the eaves or soffits of your home and air exhaust at or near the ridge of your roof.



A minimum of at least 1 square foot of attic ventilation for every 200 square feet of attic space is a common calculation for proper attic ventilation.



Proper calculation of attic ventilation reduces hot air build-up, moisture and condensation, weather infiltration and roof and gutter ice dam build-ups in the winter time.



Improper Roof and Attic Ventilation May Destroy Your Insulation, Wreck Your Shingles, and Your Home's Energy Bills will be more Costly



Have Your Roofing Contractor Inspect Your Roof and Attic Ventilation



A roofing contractor that has a positive interest in the long term performance of your new roof will inspect the roof and attic space.



If your roofing contractor does not or will not inspect your attic for proper air intake and exhaust and offer solutions that are reasonable (after you have investigated what proper ventilation and air-flow is meant to accomplish) then you know you have not hired the right contractor.



Interview Contractors! Check Over the Roofing Contractor's Plan for Installation Specifications, Check Accreditation, and the Roofer's Plan for Correction of Attic Ventilation



Your roofing contractor should have a published roof installation specification for your review. Whether it be in your sales contract, online, or simply on the estimate.



Check over the installation specifications closely. Check for proper consideration toward roof valleys, eave protection, underlayment, what kind of capping is being used, how the valleys are installed, how roof vents or what type of roof vent or ridge venting will be installed etc.



Interview roofing contractors you are considering and have them step by step explain the procedures they intend to use and why. Do this for each critical step of roof installation and attic ventilation consideration. Ask about their roofing company's purpose or philosophy toward what they do, ask about their roofers and why their roofers are experts, ask about their roofer's accreditation, look over and check reference or client lists, check with your local BBB for any unresolved customer issues, and be sure you get copies of their liability insurance and a WCB clearance.

BP and IKO have had problems with some organic base (felt) asphalt impregnated shingles. There are class action suits against them in both the US and Canada.



The advice from my roofing specialist:



"Whoever claims they have a legitimate complaint against BP or IKO should go at it alone and not join a class action. The results will be felt much faster and the settlement much greater. Of course homeowners always have Small Claim Court to file a complaint and get a proper settlement. As I always said, make sure that you have proper ventilation and the manufacturer will not be able to walk away freely from your claim."

The question often posed by homeowner’s to our exterior renovation staff is whether to choose steel / aluminum, fiber cement (Hardie for example), or Vinyl Siding?
